The neighborhood

Living in Vila Mariana

Vila Mariana combines two things that are hard to find together in São Paulo: a nearby metro and quiet residential streets. The district is served by Line 1-Blue, with the Vila Mariana, Ana Rosa and Santa Cruz stations, and by Line 2-Green, which stops at Ana Rosa and Chácara Klabin. At Santa Cruz there is a connection to Line 5-Lilac.

The district brings together areas with different profiles. Chácara Klabin has newer buildings and streets with little through traffic. Vila Clementino concentrates hospitals and the federal university, which creates constant demand from physicians and health professionals. And Paraíso, at the edge of Avenida Paulista, holds some of the highest-standard launches in the area.

Cultural life counts as well: the Lasar Segall Museum, the Cinemateca Brasileira and the proximity to Ibirapuera Park make the neighborhood a common choice for those who want to live near the expanded center without giving up a neighborhood routine.

For buyers

Buying property in Vila Mariana: what to assess

  • Distance to the station. In Vila Mariana, being within a 10-minute walk of the metro is an advantage for price and resale.
  • Which part of the district. Chácara Klabin, Vila Clementino and Paraíso have very different building and value profiles. The comparison must be made within the same area.
  • Age of the building. There are many buildings from the 1970s and 1980s, with good floor plans and limited parking. It is worth checking parking, elevators and maintenance.
  • Hospital activity. Near the hospitals, traffic and pedestrian flow are heavier during business hours.

For sellers

Selling property in Vila Mariana

Demand for property near the metro and the hospitals is constant in the neighborhood, but buyers compare a great deal. The assessment starts with recent sales in the same stretch of the district and with an analysis of what sets the property apart: floor, view, parking and condition.

The property is presented to qualified buyers and the negotiation continues through to the deed, with confidentiality about the owner's data.
